Ranches For Sale and Granite Worktops, What Housing Features People Want

November 29, 2018 by Josh Leave a Comment

The housing market is an ever-changing landscape which must constantly adapt to what customers are looking for. For example recent surveys have found that more customers are looking for ranches for sale and large townhouses, more than ever before. There are always new customer trends and as each year passes we see those who plan to buy a home, on the lookout for new and exciting features of a property. So powerful are these trends that they actually have a large effect on the overall cost of different types of properties, which is why so many landlords and sellers will seek to include certain aspects within the home, to endear it more to those looking to buy. If you are trying to sell your home at the moment, here are some of the hottest features which customers are looking for.

Walk-In Closets

Modern homes have gained something of a reputation for offering very limited amount of storage space, as developers have leaned more towards more rooms in the property, as opposed to more storage space. Not only are buyers currently on the lookout for more space in general, walk-in closets have become one of the most sought after features within the property.

Low Emission Windows

Low emission windows use coated glass which greatly helps to control both infrared and ultra-violet light light, the two contributing factors to making furniture and flooring fade. Beyond this, low emission windows help to insulate the home better because they reflect the light waves back into the property, rather than allowing them to escape. If you plan to put these windows in so that your property becomes more sellable it makes sense to buy directly from a window manufacturer for the best prices.

Granite Worktops

Granite worktops in the kitchen are something which are highly sought after in today’s market and they are taking over from the cheaper, wooden worktops which were once so popular. Granite is highly durable and very attractive so installing them in your kitchen could very well be the difference between selling the place or not.

Built in Speakers

Now that we have so much more tech in our homes, cables can be very unsightly so anything to get rid of them or cover them is encouraged. One tech feature which is in high demand from buyers are built-in speakers which can be connected to gadgets and devices through a Bluetooth connection. Technology is a highly attractive feature so having the speakers in place, or at least having the infrastructure for speakers to be installed, could bump up how attractive your property is to a buyer.

Garages

The last 20 years has seen people ditch the garage in favor of a house extension and adding extra rooms, but this is no longer the case. In fact many new homeowners are snapping up homes which have one or two garages which they will use for storage and for parking the car. If you have been tempted to add a games room or an extra bedroom in your garage, it may be wise just to leave it as it is.

Why You Should Use a Charter Bus Rental For Your Next Group Trip

November 29, 2018 by Josh Leave a Comment

If you enjoy traveling in a group then why not look to take matters into your own hands for your next trip and use a charter bus rental. No matter where you happen to be going, if you plan on traveling by road then there are a huge amount of benefits to traveling on a charter bus, and doing so can actually help you to have a great deal more fun as you travel to your destination. A group of friends and myself go away each year and in the last 2 years we have used a private bus rental, which has really improved the trip on the whole, and here is why.

Cost Effective

A private charter bus rental is far cheaper on everyone than taking multiple cars or buying bus and train tickets. This really was what motivated our decision to charter a bus in the first place, yet we didn’t realize just how much money we would be able to save. In doing this we have trimmed the cost of our trip by at least 30%, giving us more money to spend on better hotels, nicer places and better experiences.

Together

When we all used to travel down in separate cars we would be constantly talking to each other on the phone or sending messages, yet now we can do this in person. Something which we all love about the bus is that we are all close and we can all have a chat to one another as we go, without worrying about who will be driving. I must say that this additional togetherness has also enhanced the fun that we have when we all go traveling together.

Responsibility

There was always 2 or 3 of us who needed to be designated drivers in the past, being responsible as the others had fun, in order to drive them back safely. With the chartered bus however this is not the case and now we can all have a good time without worrying about who is driving. The chartered bus service not only takes us to our destination but it is there for whenever we need it, to take us out somewhere during our time away.

Less Mileage

As one of my friends pointed out last week, each time that we took our car away in the past we would be running the risk of accidents, adding mileage to the car and of course the extra miles would take its toll on the car which could’ve easily caused a breakdown. With the bus however none of this matters any more and nobody is putting extra miles or extra stress on their vehicles. In the long run the benefit of this will be that it saves us even more money, money that we would’ve spent on our vehicles.

If you are taking a road trip this year, why not consider a charter bus service, I would definitely recommend it.

Botox Treatments in San Jose – Your Questions Asked

November 29, 2018 by Josh Leave a Comment

Last month I did something that I had been thinking about for a very long time, and decided to take advantage of one of the Botox treatments in San Jose. I have seen promotions here for a long time yet I was never sure if Botox was for me. I decided to take the plunge however and I have been very happy with the results! Of you have been considering Botox but you are still on the fence, I wanted to share my experience in the hope that it may help you to decide whether or not this is for you.

Does it Hurt?

When the Botox is administered it can hurt ever so slightly, in reality it is the needle which hurts as opposed to the Botox entering your skin. The injections take less than a second however so any pain will subside very quickly indeed. As soon as the injections are out of your skin, the area no longer hurts.

Instant?

I had thought that the effects of the Botox would be instant but they are not, in fact you won’t see the effects until around a week later. I like many thought that I had been burned when I walk ed out of the clinic to still see wrinkles, but this is just because the Botox hasn’t got to work just yet.

How Long Does It Last?

Assuming that you have a good skin care routine and that you don’t do anything to harm your skin, the effects of Botox can last for up to 6months before it is depleted. I cannot draw on my own experience here but friends of mine have said that their’s lasted for at least 4 months before they started to see lines and wrinkles reappearing.

How Often?

Once the Botox has worn off you can certainly go for more, the only downside with this is that the more Botox that you have, the more your body will get used to it and the less impact it will make. With this in mind it probably isn’t worth getting Botox every 7 months, but rather once a year or perhaps just when you know that you have an event on the horizon.

Where Does It Go?

When the Botox begins to wear off it has silly been absorbed by the skin and the flesh underneath it. The contents of Botox already appear naturally in the skin so you are not having a foreign agent injected. This means that after time the solution will simply begin to absorb into the skin, where it is treated the same as any other waste product.

Recommended?

I would certainly recommend having Botox injections if you have any areas of your face with mild lines and wrinkles which you would like to get rid of. The difference looks great and most importantly can help you to feel great and have that little bit of an extra spring in your step.

Breast Cancer Surgeon on Dealing With Your Diagnosis

November 29, 2018 by Josh Leave a Comment

Cancer is something which is an unfortunate fact of life, one in two people will have direct contact with this disease in their lifetimes and whilst advancements are being made, for now we have to make do with what treatments that we have available. One of the most common types of cancer is breast cancer which occurs mainly in women but can also occur in men. Over the last 20 years we have seen huge progress in the treating of this disease and the mortality rate is incredibly high. If you have had some troubles with your breasts and recently discovered that you indeed have breast cancer, this will of course be a very difficult time for you. To help you to stay positive and deal with this news, we spoke to a breast cancer surgeon who offered the following advice.

Owning the Illness

Medical staff and professionals will of course have an action plan for how they will attack your cancer but they will need some help from you and it is on you to take ownership of this disease. After the initial anger, or emotional disappointment, it is time to start thinking about how you will take action. Instead of allowing something to grow inside you without knowledge of it, learn about the cancer and what it can do and also learn about how it can be killed off.

Consider Options

Depending on the stage of your cancer your doctor will likely have given you some options to think about in terms of treatment. For example the doctor may have recommended a mastectomy which involves removing ether one or both breasts. Alternatively you may have been offered a period of chemotherapy and it will be very important that you weigh up the pros and cons of each treatment and what it will mean to you.

Support

You do not have to go through this on your own and you can make use of support networks that are out there. Many cancer charities run support networks which could be a great way for you to open up about how you feel and what you are going through, sharing your story with others who are suffering from the same fate. Reach out to your local charities and get involved in the community, it can really help to make you feel more positive about everything that is going on.

Talk When Ready

There is absolutely no pressure on you to talk right now, take your time to absorb what you have discovered and when you feel ready to you can start talking with your friends and family about what is happening. There is no pressure on you here at all, take some time for yourself and only when you are ready should you start discussing your disease with other people.

There is a lot of hope to be found here so stay positive and keep an open mind. To learn more about health from the 60 Degree blog, click here.

Resume Writers Advice On How To Nail That Job

November 29, 2018 by Josh Leave a Comment

If you are on the lookout for a job or if you are struggling to be a successful candidate when you apply for a job, it is important that you review how you are going about trying to get that job. Regardless of whether you are going for a high profile position or otherwise, you will likely be up against some stiff competition so you need to make sure that you are at the top of your game in order to become the successful candidate. To help you make sure that the next vacancy is yours, here are some tips which may help.

Looking

The first step is to make sure that you are looking in the right places to find the job in the first place. If you are checking a single job site then you are going to miss out on many vacancies. You need to cast your net wide here and make sure that you are looking on every job site available, as well as keeping an eye on social media for any available jobs.

Honesty

From the outset it is vital that you are honest, we spoke to some professional resume writers who told us that they always request honesty from their clients. Many people like to embellish their educational qualifications or their previous job history but with so many companies now carrying out extensive background checks, you will be found out. If this happens then you will not get the job because of your lack of integrity, so don’t lie at any stage.

Application

When filling out an application form you need to spend a great deal of time on it. Make sure that you have fully read what is required from you in filling out the form. Many times they want it filled out in black pen, or using only capital letter, and any multiple choice must be ticked not crossed. These small details are important as if you get them wrong, it says a lot about your attention to detail and you may be disregarded before they even know your name.

Interview

If you have managed to get to the interview stage then this is your time to shine, and you must be confident and very well prepared before your interview. You will not be given an interview if you are not a real contender so you should go in with your head held high. Research the company before the interview so that you can speak knowingly about them, and show that you have done your homework. Take your time with each question and think about what the interview is trying to find out, take a moment and then go ahead and sell yourself. Don’t let your confidence turn into arrogance, this is not something that an employer wants to see, talk about your successes, your lesser strengths, your experience and your desire to do well in this job.

Follow these tips and you will nail that job!

7 Useful Tips For First-Time Landlords

November 29, 2018 by Josh Leave a Comment

If you want to avoid making unnecessary mistakes as a first-time landlord, continue reading to discover 7 useful tips for first-time landlords!

Useful tips for first time landlords:

  1. Make sure to take photos of each room in your property on the day before your first tenants move in

It’s well worth looking into homelet.co.uk/landlord-insurance as they can help take clear photos of each room in your property from a variety of different angles, as evidence of the state which your property was in before your tenants arrived. As if your tenants cause damage to your home,  you’ll be able to prove that the damage wasn’t preexisting and was caused by your tenants.

  1. Always ensure that you have plenty of money on hand to pay for any property related costs that may arise

As an example, depending on the stipulations of your rental agreement you may be responsible for repairing or replacing the appliances in your property when they wear out.

  1. Make sure to check potential tenants references before offering them a rental contract

The best way to find out whether or not a potential tenant is likely to be an ideal tenant is to reach out to the references which they provided. Ideally, potential tenants should offer references from potential landlords, instead of character references from friends and family members who may be biased or unaware of how tidy and considerate their loved one may be as a tenant.

  1. Consider outlining any rules which you may want your first tenants to follow in your rental agreement

If you’re a first-time landlord you may be unaware that you are able to stipulate basic house rules that you’d like your tenants to follow, in your rental agreement. As examples, you may want to request that tenants keep loud music to a minimum in the evenings out of respect for their neighbors or that your tenants

  1. Also, stipulate how often you’d like to perform a routine inspection of your property

As an example, you may want to visit your property on 2 select dates each year in order to assess the condition of your property. If you don’t want to do this yourself, you may want to hire a property management firm to handle signing tenants and managing your tenants, instead.

  1. When you do complete an inspection of your property make sure to have a checklist to go through

To ensure that you don’t miss anything, make sure to have a checklist on hand when it comes time to inspect your property for the first time. As an example, you may want to check that none of your furniture or appliances is damaged or missing and that there isn’t any mold in your property.

  1. Make sure that your rental price isn’t too low

In order to ensure that you don’t miss out on extra revenue, it’s well worth comparing the price which you’re thinking of asking for your property with similar rental properties in your area which are being listed.

So if you’re a first-time landlord, definitely follow the 7 handy tips listed above in order to ensure that signing your first rental contract is a straight forward, simple process.

The Biggest Mistakes People Make After Car Accidents

November 26, 2018 by Josh Leave a Comment

A car accident is never something you’re anticipating. Whether you’re on the way to work, cruising around town with friends, or heading out of town for a business trip or vacation with the family, a wreck is the last thing on your mind. But they happen – and quite frequently at that.

Thousands of people are involved in accidents every year, with injuries ranging from minor scrapes and bruises to fatalities.

“In [the past] six-year span, 196,236 people died in auto accidents,” Aceable explains. “That’s more than the number of people who live in Salt Lake City, the capital of Utah. Imagine a whole city wiped out in six years. That’s crazy.”

Thankfully, most car accidents don’t end in fatalities. And if you do find yourself in the aftermath of a collision – whether minor or serious – it’s important that you know how to respond. In particular, you need to avoid making the following common mistakes:

  • Leaving the Scene of an Accident

Never under any circumstance should you leave the scene of a car accident without first consulting with the other parties involved and contacting the police.

“After any car accident causing injury or significant property damage, you are required by law to report the accident to police,” the Gruber Law Offices explain. “If police respond to the scene of a car crash, they will conduct a routine investigation and file a report. However, police may not respond to every crash, which puts reporting responsibility on the individuals involved in the accident.”

  • Admitting Fault

It doesn’t matter how clear-cut the accident was; it’s important that you avoid admitting fault to the other driver. And while you have to be honest with the police when filing a report, never give out superfluous details or admit to anything you’re unsure of.

It’s easy for your emotions and adrenaline to affect how you think. By not admitting fault, you’re simple imploring a protective strategy that ensures you have a chance to formulate your case outside of the heat of the moment.

  • Not Getting Immediate Medical Attention

After a car crash, many people want to pretend the incident didn’t occur. The last thing they want is for some drawn out, complicated process that’s expensive and time-consuming. This leads to the huge mistake of not getting medical attention.

“Even if you think you are fine, it may be difficult to tell the type of injuries that you have sustained,” Arrowhead Clinic writes. “When the body is in shock, you may not feel the pain until later. It is important to have your injuries diagnosed as soon as possible if you are going to be pursuing an auto injury claim.”

  • Accepting a Quick Settlement

If you’re the victim in a car accident, expect your insurance company to contact you with a settlement offer. They’ll use any number of tactics to gently pressure you into settling your case. But taking them up on the first offer is a huge mistake. It may only be worth 10 or 20 percent of the case’s real value.

Don’t ignore the insurance company when they call. Hear them out and take notes. You can use the numbers they provide as a starting point for your negotiations at a later date.

  • Not Contacting an Attorney

There’s a statute of limitations on car accident claims in every state. While you shouldn’t be hasty to accept a quick settlement, you also don’t want to make the mistake of waiting too long.

In the days and weeks after your accident, contact a car accident attorney to figure out whether you have a case. They can help you develop a plan and determine how much your case is worth.

Make Smart Choices

It’s difficult to think clearly in the aftermath of a car accident. You have a lot of emotions and sensations charging through your mind and body, which makes it challenging to make even simple decisions. However, you have to force yourself to slow down and be prudent.

Prudence in the face of trial is one of the hardest things to develop, but it’s a character trait that will serve you well in this moment, as well as the years to come.

How Do Seasonal Allergies Affect Your Body

November 23, 2018 by Josh Leave a Comment

More than 67 million Americans suffer from allergies. Common allergens like tree pollen, ragweed, and others are often in full force during the warmer seasons. Seasonal allergies in the spring tend to be the worst, as a wide range of trees, flowers, and plants bloom. However, even during the cooler months, allergens still pose a problem for millions of people.

While pollen production is very minimal during late fall and winter, indoor allergens like mold, mites, dust, and pet dander still cause a wide range of allergy symptoms and side effects. If you suffer from seasonal allergies, keep reading to learn how the condition affects your body.

What Are Allergies?

When your body is allergic to a substance, your immune system responds in various ways. Your body’s immune response can be quite mild, causing a runny nose or coughing. However, an allergic reaction can also cause anaphylaxis, which is life-threatening.

Allergic reactions start in the immune system. When a substance, like pollen, dust, or mold is encountered by someone who is allergic, the body produces antibodies to attack the allergen. This then causes runny nose, itching, wheezing, and itchy eyes.

So how do you become allergic to something? An allergy is developed when the body creates antigens against a substance. Depending on the immune system’s response, repeated exposure may increase the severity of the reaction.

How Seasonal Allergies Impact the Body

When you think about the side effects of seasonal allergies you likely think of:

  • Watery/itchy eyes
  • Itchy sinuses
  • Ear congestion
  • Coughing
  • Sniffling
  • Wheezing

While these are the most commonly experienced symptoms, seasonal allergies also cause a wide range of other symptoms that are often overlooked.

Fatigue

Chronic fatigue can also occur as a result of allergies. This is because during an allergic reaction, your body produces chemicals that can cause you to feel tired. Allergies can also make you feel fatigued in that they make it much harder to get sound sleep. There’s nothing more frustrating than trying to sleep when you’re coughing or sneezing every other minute!

The good news is that most allergy products contain ingredients that make it much easier to get the sleep you need to rest and heal.

Asthma

Another often overlooked side effect of allergies is asthma. In fact, the two conditions go hand-in-hand. During an allergic reaction you may experience allergic asthma, which occurs when you come into contact with an allergen. According to the American Academy of Allergy, Asthma and Immunology, a large percentage of the 26 million Americans that suffer from asthma also have allergies.

Upper Respiratory Infection

When suffering from allergies, many people confuse their symptoms with a cold. For both conditions it’s not uncommon to have sneezing, coughing, post nasal drip, or a stuffy nose. For some these symptoms worsen and can turn into an upper respiratory or even a sinus infection. Tell-tale symptoms include fever, cough, and discharge from the nose and mouth.

Long-Term Impacts of Untreated Seasonal Allergies

For most people, seasonal allergy symptoms are quickly remedied using medication or an alternative treatment. When your body is reacting to an allergy, it’s working overtime to prevent more serious side effects. However, if the allergy isn’t treated, the immune system eventually starts to slow down. This leaves room for more powerful allergy symptoms to occur.

An untreated allergy often causes infection and/or inflammation. This is because the immune system is weakened. A weak immune system isn’t able to fight off infection or inflammation, which can lead to headaches, sinusitis, ear infections, and asthma. Chronic sleep issues are another side effect of untreated allergies. Nasal congestion, coughing, and sneezing can cause poor sleep quality. This can lead to insomnia and even sleep apnea.

Other side effects of an untreated allergy include:

  • Irritability
  • Anxiety
  • Depression
  • Lack of concentration
  • Moodiness
  • Memory problems
  • Decreased productivity

While an untreated allergy may not seem like a serious health issue, allergies leave your immune system and brain function extremely vulnerable.

Conclusion

While the typical symptoms of seasonal allergies are quite frustrating (and even a little painful!), the condition also causes a variety of other side effects. Though many don’t think of it, allergies can be deadly, especially if left untreated.

If you suffer from seasonal allergies, ensure you’re taking the proper precautions to minimize exposure. This includes staying indoors during high pollen times, replacing air filters in your home, and taking medication as needed.

Looking to Install Your Own Business Server? Here Is What to Look Out for

November 13, 2018 by Josh Leave a Comment

In a digital world, every company out there is making use of computers and networks for their daily operations. More often than not, businesses turn to third-party providers when they start out, but as they grow and expand they consider in-house options more, including installing a business server. Having your own server can be a considerable advantage – but what exactly do you need to look out for when setting one up?

Look into Your Storage Needs

A server is first a foremost your best ally when it comes to storing and accessing data – so the first thing you need to do is to take a step back and examine how much space your business needs. Think ahead and take your future needs into account, too, so that you don’t have to spend too many funds into upgrading later. In general, picking a server with a minimum four hard-drive bays is a good place to start, as these will offer a good capacity for storage and allow you to support up to RAID 5. RAID is a technology used for block-level striping and RAID 5 in particular offers distributed parity across the drives, which means that if one of them fails, you do not lose any data.

Keep Your Server Safe

Making sure that you safeguard your data is key to choosing a server, as there is always the option that it may experience issues – and this could be very costly. According to research published by Statista, the worldwide average hourly cost of an enterprise server crashing rose to between $301,000 and $400,000 for 24% of businesses in 2017 and 2018, while 14% estimated the cost at more than $5 million and another 12% from $1 million to $2 million. Setting up tools that boost your server’s security can also go a long way toward ensuring optimal and uninterrupted performance. A WAF (Web Application Firewall) can effectively protect your applications against threats such as SQL Injections or authorized attacks by analyzing incoming requests to stop malicious intruders.

Set Up a Small Server Room

Another question is whether to go for SSDs (which stands for solid state drives) or the less reliable and older tech electromechanical HDDs (hard disk drives) for your server. SSDs are newer, faster, better-performing and less vulnerable to physical damage – but this also makes them more expensive. But you could always go for a server that allows you to run both types of drives at the same time, so you can opt for HDDs for general data and a more trustworthy SSD for your valuable operating system. Finally, depending on the size of your business, think of setting up a dedicated server room. This does not have to be that big to start with – it could even be a small closet, as long as it keeps your servers isolated. This will help protect your hardware, allow you to better manage it, and also reduce noise and distraction for your employees.

It might seem intimidating at first, but getting your own enterprise server might be just the key to allowing your business the necessary wiggle room in order to truly flourish.

Why You Should Pay Attention To Your Credit Score

November 13, 2018 by Josh Leave a Comment

Your credit score is the key to your finances that you don’t pay attention to, until you need it most. A credit score should always have at least one eye on it. To put it lightly, you should pay attention to your credit score a lot more than you do now and here’s why.

What creditors are looking for

Most creditors aren’t just looking at your credit score. They’re looking at the total package. A credit score is more than just a number. In fact, your credit score is comprised of the following:

  • Bill-paying history
  • Length of accounts
  • Collection accounts
  • Amount of debt

Your credit score is made up of a little of all these parts. Sometimes it doesn’t seem like it makes sense, but there is an algorithm to it that seems to work.

Your credit score has the final say

It doesn’t matter what you read online or how much people say credit scores don’t matter, they do. Your credit score can determine the following

  • The interest rate you pay on a home loan
  • The interest rate you pay on a car loan
  • The type of credit you qualify for
  • The type of credit card you apply for and the amount
  • Whether or not someone trusts a rental to you

Insurance companies use your credit score

Many people don’t realize that the insurance companies are using your credit score. They look at your credit score and determine what kind of risk you will be. Seems a little judgemental, right? But, they have to determine your likelihood of filing an insurance claim from something and your credit score seems to be the best route.

Different credit strokes for different folks

It’s important to realize that each entity looking at your credit score has a different purpose in mind. When you apply for a mortgage, they’re looking at it differently, than if you were buying a car. A mortgage company is likely to look at your debt, income, and the debt-income ratio you have. Just keep in mind that each time you apply for credit, it might look a little different.

Utility companies look at your credit score

Did you know that when you go to turn on your electric or gas bill, utility companies look at your credit score? This may sound untrue, but it is! They want to see what your credit score is, so they can determine if you need make a deposit in order to get service.

How to Improve Your Credit Score

Now that you know why you should pay attention to your credit score, you might be wondering how your credit score can be improved. There are many ways you can improve your credit score, it’s just about knowing HOW to improve your credit score.

Pay your bills on time

One of the best things you can do to improve your credit score is to pay your bills on time. Write all of the bill dates for your bills on a calendar, so you always know when they’re due. Paying them ahead of time also helps! That way, if you think about it too late, it’s already paid ahead of time. Using online bill pay also helps because then it doesn’t cost you extra to buy stamps.

Pay down your debts

Although this can take a while, paying down your debts is also a good thing. Whether you pay down the debts slow or fast, the less you have, always the better. Less debt usually means a higher credit score. Plus, debt usually only costs you more money in the long run, so it’s better to just be done with it and pay it off.

Avoid repossession

Sometimes you can’t help it and your car gets sent back. It’s best to avoid any type of repossession to help keep your credit score up. Nothing sends your credit score plummeting like a repossessed vehicle. You may even ask yourself how this company can help!

Sign up for a credit monitor

These days, you can sign up for almost any credit monitor for free. Credit Karma and Credit Sesame will allow you to log in and see your credit score for free at any time! Of course, there is always an opportunity to upcharge to see more stuff, but take advantage of the free service.

Conclusion

Paying attention to your credit score is no joke. You may not think you need that score to be good, but you do! It’s best to keep up on it now, so when you do need it, the score that you want is there already.

Keep in mind that a foreclosure, repo, or bankruptcy can hurt your score in many ways! If you can’t avoid any of those paths, make sure you are prepared for how many years it can take to recover from the decision.

You should pay attention to your credit score because it will keep you from paying a lot of money down the road. When you have to pay extra interest on something, it’s only going to cost you more money.
